The buying process consists of four simple steps designed to make the investment process easy for our clients.
1.) Welcome Letter – You will receive a welcome letter from the Cash Flow Texas customer service team, which will contain all of the companies and services that we work with in your specific investment area to ensure a smooth transaction.
2.) Purchase Agreement – After an adequate investment property is selected for your portfolio, we will send you a purchase agreement that will require your signature. This step will solidify the legal process of purchasing your investment property.
3.) Title Company – The signed purchase agreement is forwarded to the Title Company and is critical in creating the HUD-1 and the appropriate closing documents. Upon receiving the purchase agreement, the title company will begin the title research and provide you with the appropriate closing documents for you to review, sign, and have notarized. You will also be provided with both the Title Commitment and the Tax Certificate for your records.
4.) Wire Funds – On the scheduled day of closing, you will be required to wire the purchase funds to the Title Company in order to complete the purchase of your investment property. You will be provided with the wire transfer instructions with the closing documents well in advance of the scheduled closing date in order to ensure that your financial affairs are in order.
5.) Finalizing Your Purchase – After the funds have been wired to the Title Company and the transaction has closed, you will receive via FEDEX a Special Warranty Deed within 5 days of completing the purchase, which will confirm your ownership of the property. Upon closing, you can expect to receive your first full rent payment via direct deposit approximately 3 – 5 days after the first of the month.
